Real Estate

ICECAPITAL Asset Management is a pioneer in professional real estate investment.

In addition to our leading residential real estate fund program in Finland, we focus broadly on various real estate asset classes and, as a flexible operator, take advantage of opportunistic opportunities presented by different market situations.

We have established 11 closed-end real estate funds with a total investment capacity of approximately EUR 2.8 billion.

ICECAPITAL Housing Fund VI Ky was established in 2020 and has an investment capacity of EUR 480 million. The fund invests its assets in non-subsidized residential properties, primarily located in the Helsinki metropolitan area.

The fund is classified as an Article 8 product under the Sustainable Finance Disclosure Regulation (SFDR, EU 2019/2088). The fund promotes environmental and social characteristics, but its objective is not to make sustainable investments.

In 2019, ICECAPITAL established its second real estate fund investing in completed properties.
The fund is classified as an Article 6 product under the Sustainable Finance Disclosure Regulation (SFDR, EU 2019/2088). The investments included in this financial product do not take into account the EU criteria for environmentally sustainable economic activities. The fund’s investment capacity is EUR 165 million.

The fund has invested its assets in individual residential properties.

ICECAPITAL Housing Fund V Ky was established in 2019 and has an investment capacity of EUR 460 million. The fund invests its assets in non-subsidized residential properties, primarily located in the Helsinki metropolitan area.

In 2014, ICECAPITAL established its first real estate fund, which acquired a ready-made portfolio of 14 investment properties.
The fund has an investment capacity of EUR 115 million. It has invested its assets in non-subsidized residential properties that are either less than 10 years old or renovated, located in the Helsinki metropolitan area as well as in the Tampere, Oulu, Jyväskylä, and Turku regions.

The fund is classified as an Article 8 product under the Sustainable Finance Disclosure Regulation (SFDR, EU 2019/2088). The fund promotes environmental and social characteristics, but its objective is not to make sustainable investments.
